Before Signing a Rental Agreement: Key Points
DO
- Treat it seriously – Once signed, both
parties are legally bound.
- Bring a witness – For
discussions/negotiations with the landlord.
- Review the written lease – Ensure it includes:
- Accurate description of the
property.
- Correct names of
landlord/tenant.
- Lease duration and rent
amount (confirm it matches verbal agreement).
- Clarification on who pays
utilities (water, electricity, etc.), management fees, and rates.
- Repair responsibilities
(tenant: minor fixes; landlord: major/external repairs).
- Tenant obligations (e.g., no
pets, subletting rules).
- Remove unfair clauses – E.g., bans on
subletting. Initial any changes.
- Check for hidden costs – Premiums, key money,
or deposits.
- Ensure legal protection – The lease must follow
the Landlord and Tenant Ordinance.
- Create an inventory – For furnished
properties, list all items and their condition.
DON'T
- Sign blindly – Read everything. Seek
help (e.g., CEDARS) if unsure.
- Trust oral promises – Get all terms in
writing.
- Assume ownership – Verify the landlord
owns the property.
- Minors (under 18): Contracts are voidable

rights under the Ordinance – these are invalid.
- Sharing flats:
